INTRODUCTION
Edward Buckland Ltd have been favoured with instructions to let by tender land at Killiow Estate.

Agricultural Land Classification of Grade 3.

DESCRIPTION
Currently 32.72 Ha (80.84 Acres) are being used for arable cropping.

Please note total acreage is 80.84 acres rather than 88.84 acres as previously advertised.

The land is available as a whole and is edged red on the plan.

RENTAL TERMS
The holding will be let on a Farm Business Tenancy for a fixed term of 3 years and 6 months. A draft copy of which is available on request. The rent tendered will be a market rent and if reviewed will be assessed on this basis.

REPAIRS AND INSURANCE
The holding will be let on a full repairing and insuring basis and with obligations resting with the Tenant.

RATES/TAXES
All rates and taxes, will be payable by the Tenant.

BASIC PAYMENT SCHEME
The Landlord will make available to the Tenant prior to the 15th May 2017 32.72 Ha of Basic Payment Scheme entitlements for the Tenant to use whilst in occupation. These entitlements should be factored into the rental value and will be returned to the Landlord at the end of the term.

ENVIRONMENTAL STEWARDSHIP/COUNTRYSIDE STEWARDSHIP SCHEMES
The farm is not entered into any Countryside Stewardship/ Environmental Stewardship Schemes.

OCCUPATION
Available for occupation from 25th March 2017 until 28th September 2020.

LEGAL COSTS
The ingoing Tenant to pay a contribution of £300 plus VAT associated with the drafting of the Farm Business Tenancy.

INGOING VALUATION
There will be no formal ingoing valuation.

TENDER PROCESS
Tenders must be submitted, together with the personal particulars form and should bear the applicants signature, certifying that the information is correct.

Applicants must complete the attached application form in full and provide a cropping plan for three years. Applicants should also include information as to the amount of capital they will bring to the farm, including any livestock, deadstock, working capital and sources of capital; available for investment.

All tenders must be for a specific sum. Where the tender has been prepared by a professional agent this should be made clear.
