INTRODUCTION
Edward Buckland Ltd have been favoured with instructions to let by tender land at Penwethers, Truro on behalf of the Tregothnan Estate.

DESCRIPTION
The land comprises two blocks of land:-

Block 1 amounts to 25.89 acres (10.46 Ha) and is currently being in an arable rotation and is outlined in Red on the attached plan.  

Block 2 is permanent pasture with river frontage comprising 29.10 acres (11.79 Ha) and is edged Blue on the attached plan.

Both blocks are to be offered as a whole in the first instance.

SERVICES
There is no water supply to Block 1.

There is natural water supply running through Block 2 but this is not easily accessed.

RENTAL TERMS
The land will be let on a Farm Business Tenancy for a fixed term of 3 years or longer by arrangement, if reasons provided. A draft copy of which is available on request. The rent tendered will be a market rent and if reviewed will be assessed on this basis.

REPAIRS AND INSURANCE
The land will be let on a full repairing and insuring basis and with obligations resting with the Tenant.

RATES/TAXES
All rates and taxes, will be payable by the Tenant.

BASIC PAYMENT SCHEME
It is assumed that Basic Payment Scheme Entitlements are not available with this land and therefore the Tenant must make their own arrangements in this respect.

ENVIRONMENTAL STEWARDSHIP/COUNTRYSIDE STEWARDSHIP SCHEMES
The Landlord will require the Tenant to sign up to the Estate’s Environmental Stewardship Charter.  This will require the Tenant to undertake the following:

  • Become a member of LEAF (Linking Environment and Farming) and undertake the Sustainable Farming Review
  • Enter into a mentoring arrangement with a third party chosen by the tenant (to be agreed with the Landlord).  Organisations will include for example, Cornwall Wildlife Trust, FWAG etc
  • Establish with the chosen organisation a baseline environmental assessment of the land holding.
  • Develop an environmental stewardship management plan incorporating countryside stewardship applications or other stewardship or grant schemes to achieve the agreed outcome.
  • Review the management plan through the mentoring arrangement 6 monthly during the tenancy.
  • Report to the Landlord annually in writing on the progress being made in improving the baseline assessment.

OCCUPATION
Available for occupation from November 2018.

LEGAL COSTS
The ingoing Tenant to pay a contribution of £300 plus VAT associated with the drafting of the Farm Business Tenancy.

INGOING VALUATION
There will be no formal ingoing valuation.

TENDER PROCESS
Tenders must be submitted, together with the personal particulars form and should bear the applicants signature, certifying that the information is correct.

Applicants must complete the attached application form in full and provide a cropping plan for three years. Applicants should also include information as to the amount of capital they will bring to the farm, including any livestock, deadstock, working capital and sources of capital; available for investment.

All tenders must be for a specific sum. Where the tender has been prepared by a professional agent this should be made clear.
