INTRODUCTION
Edward Buckland Ltd have been instructed to let by tender Prideaux Farm, St Blazey, Par, Cornwall on a three and a half year Farm Business Tenancy.

The farm comprises a range of modern livestock buildings. This well equipped livestock farm (156.44 acres or thereabouts) has benefitted from continual investment. Please note there is no dwelling house included with this tenancy.

THE LAND
The land totals 156.44 acres (63.31 ha) and currently 151.23 acres is laid to grass and has a Grade 3 Agricultural Land Classification. The remainder comprises buildings, yard areas and woodland. The holding will be let as one lot.

The agents have not been made aware if the Land at Prideaux has ever been in an arable rotation. Although the land is registered as permanent pasture with the Rural Payments Agency the pastures have been reseeded periodically.

FARM BUILDINGS (as identified on the plan herewith)

1. Livestock housing – 91ft x 78ft (28m x 33m) – Three bay loose housing split in to three pens. Concrete floor throughout with individual yards serving each section with feed barriers and troughs.

2. Silage clamps – Three concrete silage clamps in total giving a combined measurement of 30m wide by 24m deep with 3m high concrete panel walls with effluent collection channels.

3. Livestock housing – 98ft x 62ft (30m x 19m) – Steel portal framed agricultural building currently used for livestock housing. The building has part concrete floor/part loose floor, central feed passage and external yard, internal gates for pennage and water troughs throughout.

4. Covered handling area – The handling system comprises a rotary forcing pen and race sections along with a large covered holding pen, cattle weigh crush and a loading bay.

5. General purpose building – 49ft x 32ft (15m x 10m) – General purpose agricultural building with an open fronted western elevation. The building is currently used for straw storage.

6. General purpose building – 59ft x 30ft (18m x 9.2m) – General purpose agricultural building with concrete floor throughout. The eastern elevation is open fronted with one bay enclosed workshop and welfare facilities installed.

7. Three bull pens – 52ft x 36ft (16m x 11m) – Single storey building with three bull pens to front.

8. General purpose building – 73ft x 55ft (22.5m x 17m) – General purpose steel portal frame building, concrete floor throughout. Part used for machinery storage and part as calving pens with drinkers.

9. The farm lanes are all of compacted hardcore and all of the farm yards are concrete.

RENTAL TERMS TERMS
The holding will be let on a Farm Business Tenancy, for an initial term of three and a half years. A draft copy of which is available on request. The rent tendered will be an annual market rent and if reviewed will be assessed on this basis.

REPAIRS AND INSURANCE
The holding will be let on a full repairing basis with all obligations resting with the Tenant.

COUNCIL TAX
Not Applicable – There is no dwelling house included with this holding.

RATES / TAXES
All rates and taxes (if any), will be payable by the Tenant.

BASIC PAYMENT SCHEME
The Landlord will make available to the Tenant prior to the 15th May 2018 the Basic Payment Scheme entitlements for the Tenant to use whilst in occupation. These entitlements or equivalent under any new scheme should be factored into the rental value and will be returned to the Landlord at the end of the term at no charge.

ENVIRONMENTAL STEWARDSHIP/COUNTRYSIDE STEWARDSHIP SCHEMES
There is an Environmental Scheme attached to this holding which expires 30th September 2018.  Further details to be confirmed.

OCCUPATION
Available for occupation from 1st April 2018 until 28th September 2021.

LEGAL COSTS
The ingoing Tenant to pay a contribution of £500 plus VAT associated with the drafting of the Farm Business Tenancy.

INGOING VALUATION
There will not be a formal ingoing valuation prior to the commencement of the tenancy, however the incoming Tenant will be required to purchase any unconsumed silage, straw, cattle crush or feedstuffs on the holding at the commencement of the tenancy.

RECORD OF CONDITION
There will be a record of condition of the land and buildings and soil analysis of the land. The ingoing tenant will pay a £300 plus VAT towards these services which is anticipated to be 50% of the cost as shared with the Landlord.

TENDER PROCESS
Tenders must be submitted, together with the personal particulars forms and should bear the applicants signature, certifying that the information is correct.

Applicants must complete the attached application form in full and provide a business plan for three years. Applicants should also include information as to the amount of capital they will bring to the farm, including any livestock, deadstock, working capital and sources of capital; available for investment.

All tenders must be for a specific sum. Where the tender has been prepared by a professional agent this should be made clear.
